This property was a four storey detached house including 6 self-contained flats. The building was of traditional construction comprising suspended timber floors, load bearing masonry walls and slated, timber cut roofs. The basement floor was a combination of floating concrete slabs and suspended timber boards. 

Owing to historical subsidence and risks of future movements in the building, we were required to underpin the building at a lower ground floor level via a piled raft. We were also instructed to procure the repair works to the building in 2 separate phases as follows:

Phase 1- Strip out, basement enabling works, design and construction of new piled raft, alterations to existing below ground services, new below ground drains and anti-heave precaution measures,

Phase 2 – Tanking, screening, crack repairs, re-plastering, re-decorations, re-fit out, external works etc. 

Rebuilt into 8 luxury flats​

Started September 2013 - completed January 2015​
